We’ve replaced hundreds of roofs in Salt Lake City and surrounding areas over the years. Here are five clear signs your roof may be nearing the end of its life—and why it’s smart to get ahead of problems before they cause expensive damage.
1. Storm Damage That’s Beyond Patchwork
We see this every year—windstorms tear off shingles in Riverton, hail pummels rooftops in West Valley, and suddenly half your roof is exposed.
If you notice:
- Bald spots or loose shingles
- Dented flashing or vents
- Pieces of roofing material in your yard
…it’s probably time to talk replacement—not just repair.
Pro tip:
Asphalt roofs hit by hail often lose granules quickly. If you find dark shingle grit in your gutters, it’s a sign the protective layer is wearing down fast.

2. Persistent Roof Leaks
One small leak can be a warning. Multiple leaks—or repeat issues after repairs—usually mean the whole system is failing.
Most leaks in Utah homes don’t show up until water has already soaked the underlayment and roof decking. If you’re seeing brown spots on your ceiling, it’s likely the structure beneath is already compromised.

5. Your Roof Is Just… Old
Roofs wear out—even the good ones. If yours is pushing 20–25 years (especially asphalt), it’s near the end of its expected lifespan.
